We like the house what happens next?

There are no admin fees or deposits required. All we ask is that you sign a tenancy agreement which will secure the house for you.

I do a full inventory and expect you to leave the house as you found it. At the end of your tenancy we will do an inspection of the property and you will receive an invoice for any damages or cleaning costs if any.

What is involved in a tenancy agreement?

My student houses are let to groups of students; (usually 4,5,6 or 8 bed room houses) the rooms are not let individually to single tenants. Therefore you need to pick your own ‘house mates.’

You will all be asked to sign a single tenancy agreement as joint tenants.

The tenancy agreement is a standard short hold for 12 months commencing on the 1st July. A copy of which appears on the website under Terms. (A universal contract approved by the law society).

When do I need to start thinking about finding a student house?

The answer is as soon as possible! Initial enquires for student accommodation can begin as early as October/November (for the following academic year).

You will find that the best student properties tend to go first!

If you would like to view one of my properties simply contact me and either I or one of my current tenants can arrange to give you ‘the guided tour.’

How is the rent paid?

Each of my tenants is required to write 4 post dated cheques (e.g. 1st July, 1st October, 1st January and 1st April) to cover their share of the rent for the academic year.

Cheques are normally only cashed to coincide when student loans are paid out (the cheques cannot be cashed before these dates).

Prior notice (e mail) is given to students to remind them when the rent is due to come out. So there are no nasty surprises.

Bills?

I will register you with the gas/water/electricity companies and forward them the start meter readings (1st July). So there is less for you all to worry about.

I inform the council tax department of all your details. All students are exempt from paying council tax so there is nothing to pay. There are no over inflated rents to cover bills and nasty over spending at the end of the year. So you know exactly what you are paying for.

You may want to arrange insurance for your own personal possessions (e.g. Endsleigh do a student package). Alternatively talk to your parents about insuring your possessions through their insurance company which most students do especially with lap tops which are transported to and from home.

The buildings insurance is covered by student-lets at no cost to you.

What do I do if there is a problem in our student house?

I have a dedicated team of people that deal quickly & efficiently with maintenance and repairs of all of my student properties. You will receive a list of contact numbers when you move in.

Each of the properties is decorated and maintained to the highest standard (which will become clear when you view the property).
